The Regional Asset Managers are responsible for providing strategic property oversight including business management direction and operational leadership to all properties within their regional territory. They are to focus on making optimum decisions in the interest of each individual property.

Directly supervising the Community Managers; |

Conducting preliminary and/or secondary interviews and participating in the selection of new on-site personnel including management, leasing and maintenance; |

Training new Community Managers in all aspects of the operations of the property in accordance with RP Management policies and procedures; |

Providing hands-on support to properties in all areas of operation when staff shortages exist. This includes managing, marketing and leasing responsibilities; |

Assisting in the development of annual operating budgets for the properties; |
| • |
Monitoring financial and operational reports; |
| • |
Optimizing net rental income specifically in the areas of occupancy, market rent increases, rent concessions offered, conditional approval requirements of applications, ancillary income programs, miscellaneous fee structures and lease renewal terms; |

Evaluating operating expenses to ensure a correct level of spending is met; |
| • |
Aiding the on-site staff in the development and implementation of
marketing/leasing plans, advertising campaigns and corporate networking programs; |

Conducting routine property inspections; and |
| • |
Overseeing leasing, marketing, resident service and maintenance at the properties. |
